But above all, your viewing trip will be a pleasant and efficient one, so that you also have time to relax while you’re here. Because Marbella Vision is not tied to any particular, major real estate agency, we can work with any agency on the coast and, therefore, have access to ALL properties on the market. These are gathered in a special database that only professional brokers have access to. Everything works a bit differently in Spain, as you will notice with time.

Viewing Properties

You will enjoy a nice day or two of viewings, during which we will have time to see a handful properties. The commission is paid by the seller to the real estate agency that listed the object, which will share that 50/50 with us. If you buy from us, our services won’t cost you a dime! The only thing we ask is that you use us exclusively.

Viewing

You see, we spend a many hours and weeks searching for the right properties for you, sending you pdf’s to evaluate etc., and since ALL realtors have access to ALL LISTED properties, you would just be wasting lots of time if you shop around with several people from different agencies. Stay with us and we will make it happen.

Buying a Property

Once we find the right property for you, and a price has been set and accepted by the vendor, the next step is to deposit the downpayment to your lawyers’ account. A reservation contract is drawn up and signed by both parties.
Right now, the running extra costs added are 7% transfer tax, 1% lawyer cost, 1%stamp duty. So, calculate a surcharge of 10% and you'll be pleasantly surprised in the end. This amount is not possible to estimate exactly in advance because some fees are variable. This example applies to resale properties. If you buy a new build, you will end up with an additional 12-13%.

Legal

Now your lawyer can start doing the due diligence, the legal searches. This contract is the guarantee for you as a buyer that the vendor will not show the property to anybody else during the period stated in the contract, which is normally 30 days.

On completion

Normally, most buyers have signed a power-of-attorney so that the lawyer can apply for your Spanish Social Security numbers (NIE), open a bank account from which all monthly property costs will be automatically withdrawn, apply for contract of electricity and water, etc. This way, you won’t even have to be present to sign the title deed. Just let us know when you plan to come, and we will meet up with the keys. Most buyers prefer to keep the title deed and all the original documents at the lawyers office in their safe vault. But of course, you can choose to keep the documents wherever you want them.
