Visning av bostäder

Du kommer att få en trevlig dag eller två med visningar, då vi har tid att se en handfull fastigheter. Provisionen betalas av säljaren till den fastighetsmäklare som listat objektet, och som delar 50/50 med oss.

Om du köper genom oss kostar våra tjänster inte en krona! Det enda vi ber om är att du enbart använder oss, så du slipper börja om från början med varje ny mäklare du möter. Rationellt och enkelt.

Visning

Vi lägger nämligen många timmar och dagar på att leta efter rätt fastigheter för just dig, skicka pdf-filer för utvärdering, lägga upp visningsschema etc. och eftersom ALLA mäklare har tillgång till ALLA LISTADE objekt slösar du massor av tid om du hoppar runt med flera personer från olika byråer. Håll dig till oss så ser vi till att allt blir rätt.

Köpa fastighet

När vi har hittat rätt bostad för dig och pris har överenskommits med säljaren är nästa steg att sätta in handpenningen på din advokats klientmedelskonto. Ett reservationskontrakt upprättas och undertecknas av båda parter. Datum, ev. inventarier och andra villkor stipuleras där.
Just nu är de aktuella kostnader som tillkommer 7 % för transferskatt, 1 % för advokat, 1 % för stämpelavgifter. Så räkna med ett påslag på 10 % så blir du lite glatt överraskad i slutänden. Det går inte på förhand att säga exakt eftersom vissa avgifter är rörliga. Detta exempel gäller begagnade fastigheter. Köper du en nybyggnation hamnar du istället kring 12-13 %.

Juridik

Nu kan din advokat börja göra
”due diligence”, de juridiska undersökningarna. Reservationsavtalet är en garanti för dig som köpare att säljaren inte kan visa fastigheten för någon annan under den period som anges i kontraktet, normalt 30 dagar.

Tillträde

Normalt har de flesta köpare tecknat fullmakt så att advokaten kan ansöka om spanskt personnummer (NIE), öppna bankkonto från vilket alla månatliga fastighetskostnader automatiskt dras, ansöka om abonnemang för el och vatten m.m. På så sätt behöver du inte ens vara närvarande för att underteckna lagfarten vid tillträdet. Meddela oss bara när du planerar att komma så möter vi upp med nycklarna. De flesta köpare föredrar att förvara lagfarten och alla originalhandlingar på advokatkontoret i sitt brandsäkra valv. Men självklart kan du välja att förvara dokumenten var du vill.
